Atlas Flashing Replacement: The Houston Owner’s Guide

We stock and install Atlas-compatible flashing replacement across Houston, with most jobs running $285 to $640 installed depending on the flashing type, roof height, and access. Our trucks carry common Atlas profile flashings, and most callers get a crew out within the week. You’ll usually find this page because you saw a brown stain on the ceiling, felt a damp spot near the chimney, or watched water bead along the wall line after a hard Houston downpour. Flashing is the metal that channels water away from the places your roof changes direction – chimneys, skylights, valleys, vent pipes, and wall junctions – and when it fails, water gets exactly where it should not.

Which Atlas Models This Applies To

If your roof wears Atlas shingles, the flashing is not the shingle itself. It’s the metalwork around penetration points. Atlas does not stamp a brand name on most flashing, which is where homeowners get confused. The flashing on an Atlas roof is typically a 26-gauge or 28-gauge galvanized or aluminum piece, shaped for the specific penetration. What matters for the Atlas system is the profile match. Atlas StormMaster and Pinnacle lines use a thicker shingle profile than entry-level Atlas GlassMaster, so step flashing tucked under the shingle needs to seat properly against that thickness. We measure the shingle gauge on site rather than guessing from a photo. A gotcha we see often: an aftermarket universal flashing that fits “most shingles” lays too flat under StormMaster shingles and leaks within a season or two. OEM-labeled Atlas flashing exists for some product lines, but quality aftermarket pieces from GAF, Owens Corning, CertainTeed, or local sheet-metal fabricators perform identically when the gauge matches. Tilehurst Roofing Houston is an independent service provider, not affiliated with Atlas or any manufacturer. We stock what Houston houses actually need, on our trucks, not in a catalog.

Signs Your Atlas Flashing Replacement Is Failing

  • Ceiling stains above a chimney or skylight. The most common first sign. Water follows the penetration opening where the flashing lip has separated from the roof plane. The stain usually appears weeks after the water first got in.
  • Damp drywall along an upper wall line. Step flashing at a roof-to-wall junction has pulled away or the counterflashing is no longer tucked into the wall. Houston’s summer humidity makes this show up as soft paint or bubbling drywall before you see any drip.
  • Rusted or cracked metal visible from the ground. Galvanized flashing in Houston gets full sun, salt air near the coast, and constant humidity cycling. Twenty-year-old flashing that has rusted through is done. No sealant fixes rust; the piece comes out.
  • Granules or sealant cracking around a pipe boot. The rubber collar on an Atlas-style pipe boot splits from UV and heat. Once the collar is cracked, water runs straight down the outside of the pipe into the attic. This is the failure we fix most often.
  • Moss or biological growth along a flashing seam. Water is pooling there. Growth means the seam is holding moisture, and on an Atlas roof, pooled water at flashing accelerates the metal corrosion cycle that Houston’s climate already speeds up.

Replacement Cost & What’s Included

In Houston, expect to pay $285 to $640 installed for most Atlas flashing replacement jobs. A pipe boot swap runs $285 to $360. Step flashing replacement along a wall or chimney runs $400 to $640 depending on the length of the wall and the roof pitch. Skylight flashing replacement runs $480 to $640. The price includes the new flashing piece, removal of the failed piece, reseating the surrounding shingles, new sealant at every seam, and haul-off of what came off the roof. Steep-roof surcharges apply above a 7/12 pitch, and two-story access adds a small line item. What does not change: the written price. Greg Holloway walks every flashing job himself, and you’ll know the price before we touch the roof. Every flashing replacement we do carries the Kingswell written guarantee on the repair. If the repair fails inside the guarantee period, we come back at no charge under the 365-Day Done Right Promise. That visit happens whether it is a Tuesday in August or a Saturday in February.

DIY or Call Us?

You can safely check what you can see from the ground or from a ladder placed on solid footing far from the roofline. Look for rust, lifted shingle edges, cracked rubber collars, and old sealant that has turned chalky. Do not walk an Atlas roof to inspect flashing. The granule layer on AR/storm-rated shingles is softer than you expect in Houston heat, and a slip on a 7/12 pitch means a fall you do not walk away from. Flashing replacement also requires lifting shingles without cracking them, nailing in the correct pattern, and sealing with a roof-grade polyurethane that bonds to Atlas granule surfaces. We see failed homeowner flashing work several times a year where the new piece was nailed through the wrong spot or sealed with caulk from the big-box store. The new leak is usually worse than the old one. If you want to check it yourself and call us with what you find, great.
