GAF Roof Replacement in Houston: What to Know First

GAF roof replacement in Houston typically runs $8,500 to $16,500 for a standard single-family home, depending on square footage, decking condition, and which GAF shingle line you choose. Most full tear-offs and reroofs take two to four working days once materials land. As an independent GAF service provider, Tilehurst Roofing Houston gives you a written price before any work starts, so you’ll know the number before we touch the roof.

This page is for Houston homeowners who already have GAF shingles, suspect they’re nearing the end of their service life, and want straight answers about cost, timing, and what a proper replacement actually involves. If you’re seeing granule loss in your gutters, curling shingle edges, or daylight in the attic, call (254) 566-3573 and we’ll walk the roof with you. No pressure, no vague estimates.

How GAF Products Fail – and How We Fix Them

GAF makes solid roofing materials, but Houston’s climate has a way of finding every weak point. Here’s what we actually see on GAF roofs across the city, from Meyerland to Kingwood to Clear Lake.

  • Timberline HDZ shingle blow-offs at the rake edge. The Timberline line dominates Houston neighborhoods, and its adhesive seal strip doesn’t always cure properly when installers work in high humidity or over cool decking. We routinely find shingles at the gable ends that never sealed and lifted within the first big thunderstorm. Fix: full replacement with proper hand-sealing at all rake and ridge edges, plus a check of the existing drip edge before we lay a single course.
  • Royal Sovereign granule loss and accelerated brittleness. The older 3-tab Royal Sovereign line, common on homes built before 2010, sheds granules fast in Houston’s UV-heavy summers. Once the asphalt layer is exposed, the shingles turn brittle and crack at the corners. This isn’t a repair situation. The fix is a full tear-off and step up to an architectural line like Timberline HDZ or Ultra HDZ, which holds up far better to our sun load.
  • Timberline Ultra HDZ wind-driven rain intrusion at the ridge. We see this in Braeswood Place and West University after big spring storms. The ridge cap shingles have a narrower seal area than the field shingles, and when they lift, water walks straight under the ridge line. The real cause in Houston is rarely the shingle itself. It’s usually deteriorated ridge vent or missing sealant from the original install. Fix: replace the entire ridge assembly from cap shingles to vent material, then seal with the correct adhesive for our humidity.
  • Grand Sequoia and Woodland shingle cupping on low-slope sections. These architectural-heavy lines look great, but on Houston roofs with pitches below 4/12, they trap moisture and cup upward at the edges. The symptom is a wavy, rippled look across the deck. The cause is insufficient underlayment or dead-flat sections where water ponds. Fix: when we replace, we upgrade the underlayment to a reinforced synthetic and confirm the deck pitch before we spec the shingle. On dead-flat areas, we’ll recommend a membrane system instead of fighting physics.
  • Decking rot under old GAF 3-tab due to failed flashing at the headwall. This is the most expensive problem we find, and it hides until the tear-off starts. In Houston’s humid months, a small flashing leak at the point where the roof meets a second-story wall can rot the plywood decking underneath while the shingles above still look fine. Fix: full decking replacement at the affected sections, new step flashing, and new underlayment before the new GAF shingles go down. We photograph everything so you see exactly what was replaced.

Our GAF Roof Replacement Process

Every Tilehurst Roofing Houston job follows the same path, whether it’s a small ranch in Spring Branch or a two-story in Pearland. Here’s how a GAF replacement works with us.

  1. 1
We walk the roof and the attic. Greg Holloway walks every job himself. We check the decking from below, the shingles from above, and the flashing at every penetration. You get a clear explanation of what we see, what it means, and what it doesn’t.
  2. 2
Written price before any work starts. No verbal ranges, no “we’ll see once we open it up” surprises. We write the price down, including the decking allowance if we suspect rot. The number you see is the number you pay unless decking replacement is needed and we show you the rot with photographs.
  3. 3
Parts decision, made with you in the room. For GAF roofs, we spec OEM components where warranty compliance matters – ridge cap, starter strip, and underlayment – and we’ll tell you plainly when a quality aftermarket part does the same job for less. You’ll never wonder what we’re nailing to your roof.
  4. 4
Tear-off and deck inspection. The old shingles come off. Every sheet of decking gets inspected before anything new goes down. If we find rot, we stop and show you before we add a penny to the price.
  5. 5
Install, seal, and test. We install per the GAF spec on the wrapper, hand-seal the edges, and water-test the valleys and penetrations with a hose before we call it done.
  6. 6
Guarantee in writing, in your hand. Before the crew leaves, you get the written guarantee. Not emailed later. In your hand, on paper, like it should be.

What GAF Roof Replacement Costs in Houston

Here’s the honest pricing for GAF replacements in Houston, based on what we’ve quoted across the city in the past year. These are real ranges, not teaser numbers.

  • 3-bedroom ranch, 1,800 sq ft, Timberline HDZ shingles, standard tear-off: $8,500 – $11,500
  • Two-story home, 2,800 sq ft, Timberline Ultra HDZ, with some decking replacement: $13,000 – $17,000
  • Larger custom home, 4,000+ sq ft, Grand Sequoia or upgraded architectural line: $19,000 – $28,000+

What moves the price: roof pitch, number of valleys and penetrations, decking condition, and which GAF line you choose. A steep 8/12 roof with three valleys costs more to replace than a simple 4/12 rectangle. So does a roof with six plumbing vents and two chimneys. We’ll show you the line-item breakdown before you sign anything. Call (254) 566-3573 for a free estimate on your specific roof.

Why Houston Homeowners Call Tilehurst Roofing Houston for GAF Work

We’re part of the Kingswell family of roofing companies, founded in 2000, and built for homeowners who’ve already been let down by a no-show or a price change at the door. Our crews are background-checked and uniformed, so you know exactly who’s walking onto your property. We work with seven major manufacturers – GAF, Owens Corning, CertainTeed, IKO, Atlas, Tamko, and Boral – so the shingle on your roof is the right one for your home, not just what we have stacked in the truck. And every GAF replacement carries the 365-Day Done Right Promise. If it’s not done right, we make it right for a full year. In writing. That’s the Kingswell Way: say the price before the work, show up in the window we gave, leave the place cleaner than we found it, put the guarantee in writing, and come back if it fails. A live person answers our phone 24 hours a day, every day of the week. Houston storms don’t keep business hours, and neither do we.
